How to Buy a Condo in San Diego

Condominium living has always been a popular choice for first time home buyers and retirees due to their relative affordability and convenience. However, San Diego is different because of the large number of waterfront and luxury condos. Condos purchases here are common across all kinds of buyers.

Buyers should be prepared to document their financial ability to buy a condo before viewing them in person. Cash buyers will need proof of funds. A bank statement should suffice.

For buyers who are financing their purchase, and loan pre-approval letter from their lender will suffice.

When buying a condo, an additional financial matter comes into play beyond a buyer’s financial ability. For lender-financed deals, your bank will review the condo board’s financials to make sure the association is solvent (the members are paid up and cash flow is stable). Outstanding liens, pending lawsuits, or a history of late payments from the building’s residents can derail your loan approval.

Cash buyers will also want to review the association's financial position as it could have an impact on the unit's resale value.

Condo Building Amenities

Fitness rooms, pools, extra storage, and hot tubs are the three most common condominium association amenities available in San Diego condo buildings.

Newer high-rise condo buildings with roof decks often have outdoor cooking areas, chaise lounges, pools, and hot tubs. Those same amenities are widely available on older buildings, too, though usually they are located on the ground floor. Large condo complexes sometimes have a dog park or dog run.

Speaking of Fido, in San Diego, pets are universally accepted. That said, weight limits are commonly included in homeowner association by-laws. Condo buyers are encouraged to check pet rules with building management before making an offer. Once a condo is in escrow, buyers will get a chance to review all the condo association rules.

Security systems with card access are also universally available regardless of building age or size. Larger buildings will have a 27/7 security guard on duty. Luxury buildings and bigger mid-priced buildings will have a concierge as well.

High-end luxury condo buildings have all of the amenities described above plus distinct and unique features like private elevators, private wine storage, on-site spa, yoga studio, and salons.
