Talega Real Estate

Situated a few miles inland from the beach helps Talega homes prices lower than other coastal Orange County communities. Security and safety are the norms here as most tracts feature cul-de-sac streets or secluded locations with little thru traffic. There are even a few gated communities.

Talega Homes

Homebuyers will find everything from a 3-bedroom starter home to a 7-bedroom estate here.

Construction of new homes started in the late 1990s. Architectural styles are predominantly Spanish and Mediterranean. As is the norm with contemporary and suburban housing developments, houses are built closer together than mid-century subdivisions. Buyers should be prepared to get to know their neighbors well. Properties on larger lots tend to be a bit more expensive.

Because Talega is newer and almost completely developed, there are not a lot of opportunities as in other San Clemente areas to buy a house and rehab it.

Talega Condos and Townhomes

Modern living defines the condo communities found throughout Talega. The majority of condo options in Talega are multilevel attached townhomes. There are only a few single-level condo floor plans, and those are found in the Carmel, Santalana, and Verano complexes. The Alassio and Santalana communities enjoy a close location to the Talega Golf Club and Talega Village Center.

The majority of Talega condos are two and three-story floor plans, except for a few single-story units and the condos of Seagarden.

While many San Clemente condo communities feature older beach-close condos, Talega’s condominiums resemble an urban vibe one might find in metropolitan areas like Los Angeles or San Diego.

Typical amenities include community pools, clubhouses, private parks, sports courts, exterior maintenance, and fitness centers.

Senior Living

Talega is home to arguably the nicest senior 55+ community in Orange County, the Talega Gallery. This large gated development consists of 4 sub-communities, 3 of which contain detached single-family homes and one offering single-level attached townhomes. The Gallery is an active lifestyle community with planned events for residents year-round. It offers a large community clubhouse with meeting and game rooms, a resort-style pool and spa area, a 9-hole putting green, and a bocce ball court.

Home prices are among the most expensive for 55+ communities in Orange County, but the value becomes apparent quickly once you set foot here and view the gorgeous homes and setting.

Homeowners Associations

Residents pay fees to the Talega Master HOA. Homebuyers should know that the condo communities here have a second HOA assessment for the individual amenities associated with each particular community.

As a master-planned area, residents are also responsible for Mello-Roos assessments payable with their property tax bills. Talega’s effective property tax rate with Mello-Roos is approximately 1.5%.

Area Amenities

Talega residents have access to swimming pools, parks, sports fields, the Talega Swim & Athletic Club, and the Talega Golf Club, a championship golf course designed by Fred Couples. The Swim and Athletic Club feature two pools, a fountain area, tennis courts, sand volleyball courts, ping pong tables, roller hockey rink, and a meeting room.

Outdoor enthusiasts can take advantage of 2,000 acres of open space and over 19 miles of trails within the district’s boundaries.

Talega Village Center, located at the corner of Avenida Talega and Avenida Vista Hermosa, contains a supermarket, restaurants, banking, beauty, and fitness stores.

Schools

Talega is served by Vista Del Mar Elementary and Middle School (K-8), built concurrently with the master-planned community. High school students attend San Clemente High School, which is ranked in the top 1.3% of high schools nationwide and is located just a couple miles away, just off the Avenida Pico exit of Interstate 5.
