Southeast San Clemente Real Estate

Views are the name of the game when thinking of purchasing a Southeast San Clemente home. Because of the hills east of the 5 Freeway, the Southeast area homes have incredible vistas with little to no obstruction. On clear days, one can see the coastline from Dana Point as far as La Jolla. Catalina Island lingers in the distance. The streets are winding and narrow, so driving through the area can be tricky (very similar to Laguna Beach in this regard). However, there is little thru traffic, so the roads are rarely congested.

Southeast San Clemente provides a nice mixture of single-family homes and condo communities with the added benefits of no Mello-Roos assessments and no leased land. Many houses in this area were built in the 1960s and 1970s, though the villa-style homes of Sea Ridge Estates were built in the mid-to-late 1990s.

Prices for view homes here are more affordable when compared to ocean-view real estate found in other Orange County cities to the north like Dana Point, Laguna Beach, and Newport Coast.

Area Amenities

The Southeast neighborhood's location in the rolling foothills provides the outdoor enthusiast with plenty to do, including various trails. Many homes, especially in the Presidential Heights condo communities, abut the San Clemente Municipal Golf Course, a scenic public course with low green fees and a great location only one mile from the ocean (some of the tee boxes and fairways even have ocean views).

Southeast San Clemente is close to some of the best beaches in Southern California, including Riviera, San Clemente State Beach, and San Onofre Beach; the latter is home to two of the West Coast's most famous surfing breaks, Trestles and Old Man's. Southeast San Clemente also contains a variety of parks, including San Luis Rey Park and Vista Bahia Park, both of which are near the golf course.

With closer proximity to the ocean than other hillside neighborhoods in San Clemente like Forster Ranch or Rancho San Clemente, the Southeast area is a shorter distance to the beach and the entertainment options of Downtown San Clemente.

Schools

Students attend Concordia Elementary School (K-5), Shorecliffs Middle School (6-8), and San Clemente High School, the only public high school in the city, but happens to be ranked in the top 1.3% nationwide.
