Marblehead Real Estate
Built mainly during the late 1980s and early 1990s, Marblehead real estate consists of enclaves that offer single-family homes, condos, and townhomes.
The proximity to Downtown San Clemente and the I-5 Freeway means one can live relatively close to the action but not be bothered by heavy weekend crowds and tourist traffic.
Privacy, security, and quiet are the draws of purchasing a Marblehead home. The majority of enclaves here are gated communities. While home prices far exceed national and SoCal averages, Marblehead real estate offers tremendous value compared to other coastal San Clemente and Orange County markets.
Marblehead Condos & Townhomes
The majority of condos and townhouses are found in New Providence or Highland Light Village. Faire Harbour contains attached condos, while the Highland Light Village and New Providence homes are zoned as detached condos (but look like single-family residences). With the exceptions of Faire Harbour and New Providence, every community in Marblehead is gated, most with guard booths at the entrances. Several Marblehead condo complexes have territorial and ocean views, especially buildings and complexes higher in the hills.
Top Reasons to Buy in Marblehead
Marblehead’s location appeals to many home buyers and has some of the best ocean views in the city. Here are a few reasons why purchasing a home or condo in Marblehead might be worth your consideration:
One of the defining features of Marblehead is that the majority of real estate options are located in the large Highland Light gated development. While a couple of townhome communities (New Providence and Faire Harbour) sit outside this gated area, home buyers looking for extra security and a quiet atmosphere will instantly fall in love with Marblehead.
Highland Light is a large 24-hour guard-gated community with single-family homes, custom estates, and condos. The enclave's security patrols run continuously, and non-residents cannot get in without access from the guard station.
2. Ocean Views
Simply put, you will be hard-pressed to find homes or condos with unobstructed views like the ones found here. Other than Southeast San Clemente, the best ocean views in inland San Clemente are found in Marblehead.
Due to the elevation and tiered streets, Marblehead properties offer views of the city, coastline, Catalina Island, and Dana Point Harbor on clear days.
3. Outdoor Activities
While Marblehead is a couple of miles from the beach, there are plenty of things for residents to do throughout the neighborhood to take advantage of the glorious San Clemente weather.
Marblehead Park is a large ocean view park (one of the few in San Clemente) with sports courts, a tot lot, a small amphitheater, BBQs and tables, and large grass areas to lie out in the sun or play soccer. Marblehead is only about 1.5 miles west of the Vista Hermosa Sports Park, so folks looking to swim on a hot summer day need not fight the crowds at the beach.
The neighborhood has easy access to both the Forster Ridgeline and Rancho San Clemente trailheads, to boot.
Much of the housing stock here sits within gated communities, which helps cut down on traffic to only residents and their guests.
The schools serving the area include Marblehead Elementary (K-5), Shorecliffs Middle School, Bernice Ayer Middle School (6-8), and San Clemente High School. San Clemente High School's test scores are ranked in the top 1.3% of high schools nationwide.
