Built by Pacesetter Homes in the mid-1960s, the subdivision has one-and-two-story homes with 3-4 bedrooms, 2 bathrooms, and 2-car garages. Additionally, there are a variety of options and price points in the development. There are no HOA or Mello-Roos assessments in the subdivision, so residents only have to worry about property taxes.

The floor plans are on the smaller side but feel very comfortable. Select homes sit on cul-de-sacs and single-loaded streets, which is difficult to find in the congested Central area west of Interstate 5.

Many of the homes in the Hillcrest tract enjoy beautiful ocean and city lights views, with select homes offering unobstructed views due to their elevation. The development is very insulated from traffic. The community, as a whole, feels very private.

The location in the central hills is high enough to block out freeway noise, yet access to Interstate 5 is just down the road via Avenida Presidio. Just a little further down the road and one arrives at the beating heart of the city: Downtown San Clemente and all of its great eateries and boutiques.

Like the other Central communities east of the freeway, Hillcrest is for the homeowner looking to be close to the finest San Clemente amenities yet far enough away to enjoy some peace.
