Coast District Real Estate

The Coast District sits just east of Interstate 5 in the northern area of San Clemente. It primarily consists of single-family homes but with a few condo complexes in the mix.

The district is one of the older areas of San Clemente and offers a touch of suburban living that is typically not found in coastal cities. The age of the properties creates an excellent opportunity for folks interested in upgrading or remodeling houses.

The neighborhood is ideal for the home buyer looking for quiet – the individual tracts do not contain a lot of homes, and the large lots afford extra privacy from neighbors. Also, there is little thru-traffic.

The views from many Coast District homes are spectacular, but to be clear, its distance from the coastline, which means ocean views are not quite as breathtaking as neighborhoods that sit close to the Pacific or those higher in elevation.

There is only one condo community, Las Marias, so shoppers looking for a wide selection of condominiums will find more inventory in other areas of town. That said, Las Marias is a very nice gated community close to the golf course and other area amenities.

Area Amenities

Many Coast District homes on large lots, with some parcel sizes exceeding 10,000 square feet. Large backyards are plentiful and provide a wonderful setting to watch gorgeous Southern California sunsets. Some smaller enclaves terminate at cul-de-sacs, further adding to the overall quiet ambiance of the Coast District.

Select Coast District neighborhoods are adjacent to the Shorecliffs Golf Club, a Joe Williams-designed public course. Nearby San Gorgonio Park is large and packed with amenities such as a playground, tennis courts, baseball fields, and an ocean-view picnic area with tables and BBQ pits. There are a couple of shopping centers with eateries off Camino De Los Mares, along with a six-screen Krikorian movie theater. Residents also have easy access to a variety of trails located in the back hills of San Clemente.


The Coast District is served by Truman Benedict Elementary School (K-5) and either Bernice Ayer Middle School or Shorecliffs Middle School (6-8). High school students attend San Clemente High School, ranked in the top 1.3% of high schools nationwide. San Clemente also has private schools in town and in nearby cities.
