About Central San Clemente

Central San Clemente is considered the social and entertainment hub of this coastal city. From the Downtown shopping and restaurants on Avenida Del Mar to the numerous beachgoers who frequent the San Clemente Pier, the Central area is where residents and tourists flock to enjoy all that San Clemente offers. San Clemente Central has something for everyone, with some of the oldest houses in the area and numerous vacation homes.

Home shoppers looking to enjoy an uptempo pace and energy - rare to coastal communities - will be happy here. The city's commercial core, which includes the stores and restaurants along and near Avenida Del Mar, pulses with energy, especially in the summer months.

The real estate here ranges from condos, mixed-use buildings, single-family residences to luxury estates. There are six builder tracts and twelve condo complexes (some oceanfront). The Central district is also home to many long-term and vacation rentals, particularly during the summer months.

There is plenty of public parking available along Avenida Del Mar or in various lots off the main drag.

As you make your way down Avenida Del Mar, you will find Casa Romantica, city founder Ole Hanson's former estate maintained and converted into a cultural center with gorgeous gardens and a variety of events and art exhibits. The San Clemente Pier is home to several annual civic events, including the spectacular Fourth of July fireworks and the San Clemente Ocean Festival. The district also contains art galleries and the San Clemente Library.

Schools

Students living in Central San Clemente attend North Beach or Concordia Elementary School, Shorecliffs Middle School, and San Clemente High School. San Clemente High School ranks in the top 1.3% of high schools nationwide based on test scores.
