Built in the early 1990s by Standard Pacific Homes. Brisa Del Mar's architecture is distinctly Spanish, and select homes have lush tropical foliage throughout the front and back yards.

The homes have open floor plans, and having a 5th-bedroom floor plan option is great for people looking for extra guest/in-law space.

There are four models in the collection - two-story homes with 4 to 5 bedrooms, 2.5 to 3 bathrooms, and 3-car attached garages. The size of houses ranges from 2,460 to 2,900 square feet.

  • Catalina: 4 beds, 3 baths / 2731 sq. ft.
  • Santa Cruz: 5 beds, 3 baths / 2795 sq. ft.
  • Coronado: 4 beds, 3 baths / 2900 sq. ft.

The lot sizes run around 5,000 square feet, although corner lots may have twice that amount, so a big backyard is possible to find.

The community amenities are very nice, notably the pool, spa, and two ocean-view parks. Landscaping throughout Brisa Del Mar is well-maintained by the Association. HOA dues are paid monthly.

While not offering the panoramic ocean views found in some of the nearby Rancho San Clemente tracts, Brisa Del Mar offers some of the larger properties in the area. Overall, this is a lovely tract with nice Spanish-style homes, and if you can find one towards the back of the subdivision with little obstruction from surrounding houses, you can find some excellent views.
