Multiple Listing Service Los Angeles

The Combined L.A./Westside MLS (TheMLS/CLAW) and California Regional Multiple Listing Service (CRMLS) are the largest computer databases of homes for sale in Los Angeles. Local Realtors use these two databases extensively to post and promote their real estate listings and to cooperate with other member Realtors.

Posting your home for sale on an MLS ensures exposure to thousands of local real estate agents - who represent buyers - that would otherwise not know that the house was put up for sale. What’s more, many agents and brokerages carry direct MLS feeds on their websites, reach additional potential home buyers, too. Most real estate transactions result from MLS exposure, both to consumers and to cooperating Realtors.

If a property on TheMLS or CRMLS sells, the listing agent and selling agent share a portion of the commission proceeds. The commission split is determined by the listing agent at the time the property is posted to the MLS.

Why Does Los Angeles Have More than One MLS?

With advances in technology and increased household penetration of broadband internet, it easier than ever to display home listings online. This is done as a software-as-a-service (SaaS) between Realtors and through data feeds exposed to the general public on participating members' individual or brokerage websites.

As is the case for most data-driven industries, business efficiencies are achieved through consolidation and warehousing of large data sets into a single repository. As an historical example, SoCalMLS merged with CRML in 2011. Consolidation will continue to play a roll in the SoCal real estate market.

California Regional Multiple Listing Service (CRMLS)

CRMLS is the most comprehensive Multiple Listing Service in California. In fact, it is the largest MLS in the United States. CRMLS membership includes 82,000 subscribers and about the same number of real estate listings. It is massive because several regional MLS boards have data-sharing agreements in place, feeding their entire database of listings into the CRMLS system, making it the largest repository of homes for sale in California.

Over 30 participating Realtor Associations belong to CRMLS MLS, including several from Los Angeles County such as Arcadia Association of Realtors, Burbank Association of Realtors, Downey Association of Realtors, Inglewood Board of Realtors, Palos Verdes Peninsula Association of Realtors, Pasadena Foothills Association of Realtors (PFAR), South Bay Association of Realtors, and West San Gabriel Valley Association of Realtors.

Combined L.A./Westside Multiple Listing Service (TheMLS/CLAW)

TheMLS is a regional MLS used primarily by Realtors on Los Angeles’ Westside. It includes a members-only database for participating agents and a guest search -- a public MLS website - called TheMLS Guest.

TheMLS boasts over 15,000 participants from three member associations including Beverly Hills Greater Los Angeles Association of Realtors, Malibu Association of Realtors, and Southwest Los Angeles Association of Realtors.

TheMLS feeds their property listings to CRMLS per a data sharing agreement.
